Negotiation & Granting of Lease Normally this is done under HOT before the actual lease can be drafted How we negotiate depends on if we are acting for the landlord or the tenant. But the point is that we must always negotiate to the best interest of our clients TBA
Lease Renewal At the expiration of a lease, if a tenent want to remain in the property, the lease must be renewed with either same or new conditions. That is where our expertise comes into play We shall negotiate in the best interest of our client and make sure that the outcome is favourable and transparent. We shall also register the new lease at the Land Registry £1000
Assignment Change of circumstances may give rise for a tenant to leave a lease before the end of his or her contract. The tenant can assign the lease to a new tenant subject to contractual provision We shall draft all the necessary documents to enable the assignment of lease TBA
Sub-letting A tenant may not need the whole space in his rented property and may decide to rent the extra space out to another tenant subject to his contract We shall draft the agreement and advice appropriately about the implications of this arrangement £800
Under-letting Subject to a tenant's contractual provisions, he may rent out a space from his premises to another person We shall advice you appropriately and draft the new agreement to underlet the premises. TBA
Alteration A lot of reasons may make a tenant to decide to alter his leased property. Subject to the provisions in the lease agreement, it may or may not be possible We shall study your Lease Agreement and advice you appropriately. We shall also take the necessary steps to obtain the landlord's consent if your contract does not allow it. TBA
Rent Deposit Deed This is paid to the landlord in addition to a tenant's rent payment. It is held in the landlord's account as a guarantee for any shortfall and is usually returned to the tenant at the end of the tenancy We can draft or negotiate a suitable rent deposit for either the landlord or the tenant. Rent Review Majority of commercial lease agreements always have a provision for rent review. For a long lease, it is usually every 5 years. The landlord would review the rent and bring it up to market rate We can draft or negotiate a suitable rent review in line with ongoing market rate TBA
Service Charge Service charge is paid in addition to rent to cover some costs for the upkeep of the leased property. It includes the cost of services like insurance etc.. We can advice on what can be covered by the service charge. TBA
Variation of Lease Subject to agreement with the landlord, the terms of a lease can be changed We can draft and negotiate any agreed terms to be varied. TBA
